Ronit Roy Leases Andheri West Office for Five Years in ₹1.39 Crore Rental Deal

Ronit Roy Leases Andheri West Office for Five Years in ₹1.39 Crore Rental Deal

Bollywood and television actor Ronit Roy has entered into a five-year commercial property rental agreement in Mumbai, leasing his office space in Andheri West for a total contractual rental value of approximately ₹1.39 crore. The deal includes an initial monthly rent of ₹2.1 lakh, a security deposit of ₹6.5 lakh and an annual rent escalation clause.

The transaction highlights the potential of commercial real estate to generate recurring income alongside an established career in the entertainment industry. Property registration details indicate that the agreement covers a 950-square-foot office leased to Kerawi Care (OPC) Private Limited, a company operating in the skin and hair care sector.

Inside Ronit Roy’s Mumbai Office Rental Agreement

The office is situated on the fourth floor of Vastu Prestige, near City Mall in Andheri West, Mumbai. The leave-and-licence agreement was registered on June 12, 2026, with the rental arrangement commencing on July 10, 2026.

The agreement will remain in effect until July 9, 2031, covering a total period of 60 months. Ronit Roy is named as the licensor, while Kerawi Care (OPC) Private Limited, represented by its director Vandana Verma, is listed as the licensee.

The initial monthly rent has been fixed at ₹2.1 lakh. Over the full contractual period, the total rent payable amounts to ₹1,39,24,584, or approximately ₹1.39 crore.

A security deposit of ₹6.5 lakh is also part of the arrangement. The contract includes a 36-month lock-in period for both parties, establishing a minimum commitment subject to the agreement's terms.

Annual Rent Increases Will Raise Payments

One of the key features of the agreement is the provision for a 5% annual increase in rent. This means the monthly payment will rise progressively throughout the five-year term.

The rent is scheduled to increase from ₹2.10 lakh in the first year to ₹2.20 lakh in the second year. It will then rise to ₹2.31 lakh in the third year, ₹2.43 lakh in the fourth year and approximately ₹2.55 lakh in the fifth year.

Such escalation clauses are commonly used in commercial rental agreements to adjust payments over time. For property owners, they can provide a structured increase in rental income, while tenants gain clarity about their future financial commitments.

The agreement also specifies how property-related expenses will be divided between the parties. Roy will bear maintenance charges, property-related taxes, levies and non-occupancy charges. The tenant, meanwhile, will be responsible for electricity bills based on actual consumption.

The available agreement details do not specify any dedicated car parking space for the office.

Ronit Roy’s Career Beyond Television and Films

Ronit Roy has built a substantial career across Hindi television, Bollywood films and web series. He became widely recognised for portraying Mihir Virani in Kyunki Saas Bhi Kabhi Bahu Thi and Rishabh Bajaj in Kasautii Zindagii Kay.

His screen credits also include films such as Student of the Year, Two States and Kaabil. In addition to acting, Roy has business interests in the security services sector through Ace Security and Protection.

His Mumbai property holdings have also attracted attention. In 2024, Roy reportedly purchased a 4,258-square-foot apartment in the Lodha Versova development for ₹18.94 crore. The residential property was reported to include four car parking spaces.

What the Deal Means for Rental Income

The Andheri West agreement provides a defined five-year rental arrangement, with payments increasing annually under the contract. Its total stated rental value of nearly ₹1.39 crore reflects the combined payments scheduled across the full term rather than a single upfront amount.

For Ronit Roy, the commercial lease represents another reported property-related income stream alongside his acting and business activities. The agreement is scheduled to continue through July 2031, subject to its contractual provisions.
